As you know, time, literally is money. When we complete Tenanted Property Inspections, they fall into 3 categories, with the level of data collection and reporting and associated time being different for each:
- Ingoing/outgoing – Before and after a tenancy when the property is vacant.
- Initial Inspection – the property is currently tenanted and this is our first time of inspecting.
- Routine inspections – inspections during a tenancy following our ingoing or initial inspection
Ingoing/Outgoing Inspections
As the property is vacant a comprehensive visual assessment of the condition of the property can be undertaken. All visible materials are assessed for condition and a visual record taken.
We provide a comprehensive report, including visual evidence of reporting and highlight any identified areas where work may be required based on a visual assessment of the property condition. NB, if you want a Healthy Homes Assessment to be completed, which will highlight what things need to be completed in order to get the property into a state where it is Healthy Homes compliant, this is an additional service.
The Tenanted Property Inspection report is used as the benchmark for routine inspections going forward. It can also be used as the basis for determining reasonable wear and tear when the outgoing inspection is completed at the end of the tenancy.
Initial Inspection
If a property is tenanted when we do our first Tenanted Property Inspection for you, there are limitations on the visual assessment and record of the property condition which can be made. As thorough a visual inspection is undertaken as is possible and a visual record taken as circumstances allow.
We provide a detailed report, including visual evidence of reporting and highlight any identified areas where work is required.
The report is used as the benchmark for routine inspections going forward. It can also be used as the basis for determining fair wear and tear when the outgoing inspection is completed at the end of the tenancy.
Issues identified during the inspection can be discussed with the tenant.

Routine Inspections
These Tenanted Property Inspections take place when the property is tenanted.
There are limitations on the visual assessment and record of the property condition which can be made. As thorough a visual inspection is undertaken as is possible and a visual record taken as circumstances allow.
We use our previous inspection report to assess the property on an exceptions basis. We identify obvious and significant changes to the condition of the property which might be considered to go beyond fair wear and tear.
Issues identified during the inspection can be discussed with the tenant.
